With nearly 20 years experience in the world of rural property management, we have cared for a wide range of property from traditional country estates to houses and commercial buildings.
Lettings and New Tenancies
We have let many properties over the years, anything from a parcel of land to a whole farm, a house or an office. We can assist with the sourcing of a tenant, the agreement of terms and the preparation of tenancy agreements.
We have knowledge of Agricultural Holdings Act 1986 and Farm Business Tenancies, Assured Shorthold Tenancy Agreements and commercial lease arrangements.
Management Services
We work with you to manage your property with as much or as little assistance as required. We can help look after your agricultural, residential and rural commercial properties. We build relationships with landlord and tenant, and by carrying out periodic property inspections, we can keep track of adherence to lease terms so that the property is properly cared for.
Repairs and Maintenance
As part of the management service, we can arrange for reactive or planned repairs and maintenance on your behalf. No job is too small and we can organise a full house refurbishment, if needed
Rent Reviews
Rent reviews are written into the tenancy agreement and will usually have a pre-agreed basis. They could be indexed linked or market value. If you are faced with a rent review, we can help you navigate the tenancy terms.
Accounting
We are members of the RICS Client Money Protection Scheme and can collect rent on your behalf into our client account. We use software to keep a track of payments and any arrears.
Wales
We work with properties in Wales, in accordance with the Rent Smart Wales requirements and Occupation Contracts.
